Many see buying raw land as a risky endeavor, but at Santa Cruz Properties Ltd., we do all we can to make sure our customers’ buying experiences are risk-free. As a company, we try to offer the very best service, prices and help.
We pride ourselves on making land ownership not only possible, but also easy for those who previously thought it was out of their reach. However, whether it’s your first or 50th time buying raw land, we will be with you every step of the way.
Myth v. Fact
One of the myths about owning land is that you can only do so with good or excellent credit. We want you to know that is not the case. We work with you and your budget to find the piece of land that fits you best. It cannot be stressed enough that those with bad credit or even no credit can still be proud landowners. Is the bank not giving you a loan? We’ll help you there, too. You only need a few things to start the process:
- Two current forms of ID which may include:
- Texas Drivers License/Identification
- Passport
- Social Security Number
- Birth Certificate from country of origin
- Full down payment along with any other applicable fees
These two minor requirements are what stand between you and your dream of owning land. What are you waiting for?
Look Before You Leap
So, now you’re ready to begin. Before rushing to sign any paperwork, you must consider: Why are you buying this land? Since our skilled real estate specialists are with you every step, they can help determine which land plot best suites your needs. If you’re looking to build a home for your family, a lot ranging from a ½ acre to three acres may be the best choice. In addition, make sure the lot you want is in a community that’s house friendly, or you may wake up one morning unfortunately surrounded by the smell of farm animals as your next door neighbor cleans their property.
If you’re a rancher without a ranch, we also have lots of eight acres or more available. Once again, make sure the land you intend for ranching is in a desirable location. We assume you don’t want angry neighbors. Or perhaps you want extra land to ensure you have no neighbors. We can do that, too. Whatever your needs, our specialists will help hone them and assist you in picking the perfect land to build upon.
From Renting to Owning
If you’ve lived in an apartment the majority of your life, buying land can seem a little daunting or even ludicrous. We’re here to tell you to think bigger and grander. As a landowner, you can decide what gets built, when the grass gets cut, who is allowed on your property and most importantly, no nosy landlord demanding to be let in your home for whatever reason. You are the landlord.
When you own your land, you can begin building your ideal home, one big enough for your entire family. A two-bedroom apartment may not have all of the required space for you and your family, and it’s even more difficult to find a spacious, inexpensive three-bedroom unit. This way, you determine how much space you’ll need and want. You can even add an extra bedroom for the in-laws. The bottom line is, you are in control and can decide how things will work.
Even with all of this in your favor, the added responsibility of land and a possible home can be a little nerve-racking if you don’t have a set budget. We also understand that emergencies happen. For example, say something comes up and you can’t make a payment. Simply let us know and we will do our best to work with you to create a payment plan. You should never fear about losing your land because help is always within reach.
Questions and Answers
With such a big move, it’s not surprising when customers have questions. It’d be more surprising if they didn’t. Some of the most frequently asked questions and answers can include:
- Are septic tanks and a water meter included on my property?
- A water meter and septic tank are included with all residential lots. Commercial lots, or a property that is 10 acres or more in size, will not include a septic tank or water meter.
- How soon may I occupy the property?
- As soon as all necessary permits are obtained and the dwelling placed on the property is supplied with water and electricity.
- How do I make payments?
- We accept payments via mail or directly at our office, now with the convenience of a drive-thru window. We accept money orders, personal checks or cashier’s checks. Unfortunately, we do not accept cash or credit cards.
These are by no means the only questions we have received at Santa Cruz Properties, but they are some of the most common. If you have any other questions, you need only drop by our office or call us.
