At Santa Cruz Properties, Ltd., our clients come to us with more than just questions about land for sale in Texas. We offer as much advice as we can on topics they need assistance with because we take pride in our history and the relationships we’ve built with them.
No Hoops to Jump Through
One of the best-known myths about owning land is that it can only be done with good or excellent credit. We want you to know that your credit score does not define you or what you’re capable of. We work with you and your budget to find the piece of Texas land that fits you best. It cannot be stressed enough that those with bad credit or even no credit can still be proud landowners. We’ll help you through the loan process as well if the bank won’t cooperate with you. To get the land-buying process going, all you need is:
- Two current forms of ID:
- Texas Driver’s License/Identification
- Social Security Number
- Birth Certificate from country of origin
- Full down payment along with any other applicable fees
These two minor requirements are what stand between you and your dream of owning land. So the question is, what are you waiting for?
How to Improve and Prevent Bad Credit
If your credit score is something that still weighs heavily on your mind, Santa Cruz Properties will help you in any way possible. We have information on what you should and shouldn’t do when it comes to your credit.
Did you know that every time you apply for credit, it could cause a small dip in your score for a year? That’s because if you make multiple applications for credit, it appears as if you want to use more credit. This means that if you’re going to apply for something with credit, make sure to not do it as often. The result could mean unintentionally lowering your score.
One of the best ways to improve credit is to not juggle bills, but make monthly, on-time payments. If you’re bad about paying bills, or paying them on time, it can damage your credit and hurt your score. Never dismiss regular bills or pay them late.
In order to do this, come up with a budget. Sadly, creating a budget is often overlooked, but it is just as important as paying your bills on time. A budget plan will help you figure out what needs to be paid for more efficiently. If you find that your monthly income isn’t enough to cover all of your expenses, then it may be time to change your lifestyle a bit. The best way to adjust to that is by creating a savings account.
It’s always best to set aside a certain amount of your monthly salary for emergencies. The standard many experts agree on is 10% of your income going into a savings account. You can eventually increase this amount over time, but 10% is an excellent place to start.
Once you begin saving, give it a purpose. For example, one rule of thumb is to have three to six months of living expenses set aside in an emergency fund. This is in case something happens which you didn’t plan for, like an injury or job loss. It may sound difficult, but once you start saving, you’ll realize how easy it is to have that peace of mind.
Those Next Steps
While keeping all of these tips in mind, it will be easier to purchase land with little to no anxiety. Santa Cruz Properties doesn’t just leave you high and dry once you’ve signed on the dotted line. At closing, you will receive a Purchaser’s Checklist which includes everything you’ll need to get started on building the home of your dreams on your new land.
Your checklist will include the number for the precinct you’ll need to contact in order to receive a building permit. Numbers for water and electricity providers will also be provided. Your checklist will also contain the number where you can get your 911 address. This is so your police department has your new address on file and can get to you as quickly as possible in an emergency.
Once our trained real estate specialists go over the checklist with you at closing, they’ll cover every step needed to start building your dream home. We’ll stress in the meeting that if you have any questions, you can always call us or stop by the office!
Landscaping Your New Home
Once you’ve settled into your new home, what could possibly be next? The land is yours, your home is built and you couldn’t be happier. Well, now that you have the home of your dreams, why not have the yard to go with it?
Landscaping in South Texas can be difficult considering the warm, dry climate year-round. However, many flowers and other vegetation flourish comfortably in South Texas’s weather.
Perennials are always a favorite amongst locals. These are flowers whose life cycles last for many growing seasons. Instead of enjoying a flower’s beauty for only one year, you can enjoy perennials for much longer.
If you have vast land and desire more than just flowers, consider planting trees throughout your property. As you’ve probably noticed, South Texas has an abundance of palm trees, but that doesn’t mean you need to have any!
Texas climate and soil types make certain trees more likely to succeed in the warm environment. Among these are certain types of oak trees, green ash and the Texas olive tree, also known as the Mexican olive tree. Each offers something different to the landscape. You can also plant whatever you want because there isn’t a landlord prohibiting it.
