What Are Some Requirements When Purchasing Property?

The following is a list of requirements in order to purchase property:

- Two current forms of ID which may include: Texas Drivers License/Identification, passport, social security number, birth certificate from country of origin

- Full down payment along with any other applicable fees

Can Non-Citizens Buy Property?

Contrary to popular belief, foreign citizens can buy and own land in the United States. There are no laws that prohibit a foreign national from buying or owning property.

How Soon Can I Move In?

Now that you’re a proud owner of your very own plot of land, chances are you’d like to occupy it as soon as possible. The good news is that you can begin to occupy your land as soon as the necessary permits have been obtained, and water and electricity have been installed on your property.

How Can I Improve My Credit?

 At Santa Cruz Properties, we don’t think a bad credit score should stop you from achieving your dreams. While we will do everything we can to help you, it’s always best to help yourself as well. Owning land is definitely a possibility, but make sure you’re taking the right steps.

What is Escrow?

In addition to your monthly payment of principal and interest, you will be making an escrow payment for property taxes and Homeowner’s Association fees, if applicable. At the end of the year, Santa Cruz Properties will use the money in your Escrow Account to pay for your property taxes.

When is My First Monthly Payment Due?

Your first payment will be due 30 days from your closing date. Know that if financial issues get in the way of you making a payment, we can work with you to come to a mutually satisfactory solution.

Can I Get a Loan with Someone Else?

While we offer owner financing and other help you may need, you are free to use any lender that best accommodates your needs. We at Santa Cruz Properties want what is best for you and your family even if that means getting a loan elsewhere.

How Can I Make a Payment?

At Santa Cruz Properties, we accept payments via mail or you can come directly to our office in Edinburg. The forms of payment we accept are money orders, personal checks or cashier’s checks. We do not accept cash or credit cards.

Will my Property (Residential or Commercial) Have Utilities Already Installed?

At Santa Cruz Properties, we strive to make land ownership easy. All residential lots include utility installations—buyers only cover account setup and any deposits. For commercial lots, utility setup is the buyer’s responsibility.

What if I Fall Behind on My Payments?

Santa Cruz Properties Ltd. understands that family emergencies or unexpected events can happen that might set you back financially. If you believe you will be unable to make a monthly payment, give us a call and we will do our best to work with you.
